Guys
I want to market one cheap fix and flip home here in Vegas/ Henderson. I already used hubzu ( not really strong because too many fees for the buyers so they run), zillow, realtor, craigslist. I was thinking about using this site for the marketplace but last year I did and got a lot of people trying to play me with strange offer that supposed to be cash but was some kind of get rich fast scam that really made me worried. Have you guys sold anything using this site? Any suggestion? This home is on the market for a short period of time but I need to sell it fast so I can invest on a multifamily commercial deal with a partner..

Getting flakes to wade through is part of the business. The longer you do deals that faster you cut through the fakers and also the misleaders.
If they are saying they have cash but then show finance then obviously they are not being upfront about intentions and that is a precursor of how things will go once under contract with them.
A hard money loan or even a private partner etc. is NOT the same as cash that is all your own that is not a loan and is sitting in your bank account. Your money has no contingencies where in the other cases a partner has to approve the deal or the HML lender has to have the appraisal hit a certain mark etc.
I find these people that change their tone to rude is a stall tactic because they are found out and are trying to dominate the situation. If people would just be honest about their intentions it would save everyone a bunch of grief and time. Sadly they will never go away so you have to get better at weeding them out fast and with excellent efficiency.
