I have been familiar with this process for a few years, but just now pulling the trigger and diving in.

One thing I encourage my investors to do before really pulling the trigger is RUN THE NUMBERS!

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

I have asked if I can transfer it under my LLC down the road (sooner than later), my concern is that is will trigger the "due on sale clause". 

We have an agent and preapproval and are ready to pull the trigger when we find something that will work for us.
