The answer also depends if it is a request for a one time need, or ongoing need.Everything is negotiable, but if I am going to change my normal operating procedure to accommodate a tenant's need, then the rent will be higher to compensate me for this.

That's 64 more square feet of framing, insulation, drywall, siding, paint, etc.Also, dimensional lumber is produced in two-foot lengths and panel goods are four-foot wide... most efficient use of materials will use wall and floor dimensions that are equally divisible in these increments.The boxes ain't always pretty, but they are more cost effective!

I understand it's all about the numbers and comparing the would be deals to give a definitve answer, and obviously it makes more sense to go with the option that produces more proft.

It's not hard (but is extra work as I end up producing a unique letter per offer) to temporarily transfer balances around to produce a proof of funds letter close to the asking price, but I'm looking to streamline where I can.

If the tenant can not produce a copy of the lease then the agreement is treated like a month to month and the 90 day rule from the Tenant Act applies.
