That's 64 more square feet of framing, insulation, drywall, siding, paint, etc.Also, dimensional lumber is produced in two-foot lengths and panel goods are four-foot wide... most efficient use of materials will use wall and floor dimensions that are equally divisible in these increments.The boxes ain't always pretty, but they are more cost effective!

It's not hard (but is extra work as I end up producing a unique letter per offer) to temporarily transfer balances around to produce a proof of funds letter close to the asking price, but I'm looking to streamline where I can.

If the tenant can not produce a copy of the lease then the agreement is treated like a month to month and the 90 day rule from the Tenant Act applies.
