I've been investing in STNL industrial real estate with an investment firm and would love to connect/meet with investors who are interested in getting involved passively in that space or investors who are already actively investing in industrial real estate to compare notes/exchange war stories/nerd out on real estate.Ideally would be a group of 2-4 people including myself. 

In the larger business space the ERP system would use a finance module to maintain vender relationships and all interactions and transactions with them.  

I’m reading everything I can in my free time but would love if my work time was spent learning about this space as well.

There are some large, nice ones that would give you the space/privacy you desire while also providing you a rental and at a cost less than the purchase of two separate residences.

There’s also a dedicated TV in every room with a Poker channel on, etc.

Banning a guest from a common area is absolutely within your right as a landlord because you have control over that space. 

Its usually either a Beginner starting out with very little capital OR someone experienced with capital but rarely someone who is a beginner with a pretty sizable amount of capital who is very serious with the real estate investment space. 

As I progressed on my journey I realized how so many in this space are just full of it with their claims. 

I dont think it will cost you anything but may net you a little plus fill more spaces with people like me who look for this.
