After doing about 500 deals in my, market with OOS and country investors, we have now offered seller financing, 10% 30 year, no points, Clients seem to love it!!

Long story short - I am positive that owner will sell it if there is offer on the table. 

Jennifer, Just to make sure I'm following you, this is just a template you are using as a guide to decide on offers and what properties to pursue, correct?

I have a lead who i offered a subto/seller finance option to. back story lead is getting a divorce and can get ~340k if listed. asked 300k if sold to me, everything updated within past 5 yrs except carpet and interior paint.

Allows us to offer more services and enables my team to do more. 

I am first time investor and I placed an offer on a 5 year old SFH and the offer was accepted.

I'm nervous because I've never had a business before and I still have a full-time job as a cloud solutions architect, which I'm really passionate about - so hopefully it won't be my golden handcuffs that may prevent me to thrive as an investor and  I'm excited because of all the benefits and freedoms being a business owner offers, one of which is to connect and collaborate with forums like this and people like all of you, where I can both learn from and hopefully share later as I develop more experience. :-)

Back when the bank was paying 0.01% and mortgages were 4% you could offer 4%.

So to convey what I'm talking about imagine you did a syndication and you needed to raise 500k from investors and for the sake of an example you offered a 7% preferred return.
