Much more to the site than just the review function.. but I hear what your saying.I think its hands down the best place to go to see different companies as I stated be able to deal directly with the owners of said companies and again not get hit with a squeeze page etc etc.Its real inventory in real time.. that has value in the space I believe.

So the only value proposition you bring is you found the deal and will marshal it but you have no skin in the game other than time.. that is the hurdle you need to over come.Personally since I am the person your looking for I would not do this for someone who is knew.So to that end I would be looking for a equity partner FIRST.. get some deals and experience then you can go fishing for gap.. you can show them your done deals and your success's. and you will have some capital to put in even if its nominal.so this Gap theme is just soup de jour for I have no money and trying to do no money down 100% leveraged deals.

Plus you need to see the comps from the MLS,if any from a good real estate agent to determine what the property is worth now and after you make repairs and improvements.Equity is determined by the amount of money owed to the bank and what another person is willing to pay for it today in " As Is" condition.Get a good contractor to walk the property with you to determined the current physical condition and what it would take to repair and decorate it to modern standards and bring it to its full After Repair Value.
