Need forms for a 20 plex help!

I have a seller that does his own taxes and still keeps everything written on pieces of paper. We are getting ready to open escrow and I will need to put everything in modern files. Does anyone have excel spreadsheets for what I may need? I have a basic rent roll and p and l. What else will I need? I am somewhat new to this? Please help. It's a big deal and a friend of mine, want to make sure it is done right. I want to make sure we are ready for the due diligence and what the buyer may ask for. Please advise. Thanks!
