I'am considering these states as property tax and tax are low in the states and my husband did his graduation from Arizona and Nevada is closer to where i live and North Carolina is in my mind without any specific reason:) . 

And to really ease your mind, familiarize yourself on how to raise all the private money for Self Storage that you'll ever need.  

While on this journey I would love to start going to meetups or finding like minded individuals related to investing in real estate specifically in my area.

Also would like to make humble successful entrepreneurial friends who are ministry minded or just wise and not self indulgent.Sure would enjoy learning more about finding an affordable management company and exit strategies.  721 or RE funding collectives dont interest me.  

The other big issue we run into with old homes is window size, so if you are not putting new siding up and have to stick with old window size(non-standard) it will add quite a lot to your budget, just something to keep in mind.

The 1% rule is also a useful measure in my mind for an initial screening.

All that being stated I am planning to refinance again and developing a game plan to obtain another property with the goal in mind to rent my current property.

Even though I didn't see it first hand(thank goodness for facetime), I had some trusted boots on the ground that allowed me to feel confident that they understood my requirements and had my best interests in mind. 

I had the worse case scenario in mind but also wasn’t sure if I was charging too much or too little.
