I believe I need to have a Quit Claim deed (I am the primary for his medical and estate, should anything happen to him; so I believe I need to get a Quit Claim deed anyhow, to prevent the property from going into probate).

I choose to ignore some of the opportunities in the office that won't be as helpful for me - medical issues mean I can't sit in a "class" prospecting for an hour without pain, let alone 2-3 per day for weeks.

I would envision the initial deal that you originally intended to close on.Then factor in the other issues: seller's lack of ability to sell without the old liens and his need to accelerate the sale due to medical issues.You can buy now but must engineer a way to reverse risk and put back on to seller.
