I'm a MEP design engineer looking to expand my investment portfolio and I'm just getting started and trying to learn all that I can.

Explain in details...I would love to learn about best practices!

This is a learning experience for me in my landlord adventure.  

I self managed my first properties because I wanted to learn the process and be actively involved. 

I hope to learn quickly and over time provide value to them in return through future deals.I'm of course open to recommendations, referrals, criticisms, and advice. 

Reading, learning, and contributing to the forums.The podcasts are great but I usually skip the episodes that don't apply to my market, or when guests get start talking about overly leveraged deals. 

And then an actual message comes through. 2 weeks after check out they wanted to let us know about some spider webs, a microwave built-in that was too high (based on preference), a power strip with loose wire connection and several other items that they never let us know about during their stay.

Lessons learned?

Etc....everything should be very detailed/itemized and hyper documented.
