but having set criteria will keep the ship afloat regardless of temporary hiccups. my hypothesis: Real estate will continue to go up in value in short term as well as the long term. there may be waves but that's why you built the strong ship to withstand them till the oceans are smooth again.

@Mitchell Mahnken - I do not own any mobile homes but I’ve learned some things about them through my RE readings and BP podcasts.Because they do not appreciate in value like a traditional home (they actually decrease in value) you would need to factor that into your math.When considering your exit strategy, how much would this sell for after 10 years, 20 years?

Distance doesn't matter so much to me as long as I can find a management company and/or cleaner and handy man that can be trusted with the property and quick turnovers.From everything I have read so far, AIRDNA is a helpful tool but somewhat pricy to use.

I know that margin loans also have risk, but I never borrow more than 25% of my account balance and I pay less than 2% while my index funds are never cashed out and continue to go up in value
