I am not a fan of house hacking but do the math and compare turnkeys out of state and househacking cause the numbers will tell you what to do.

You need to do some homework and look at demographics one elementary starting place is an app called... 

I generally pay 60Xmonthly rent for a rent ready property so it's a little higher than I would pay but I recognize that most areas won't support my math and your deal is not that far off so it is probably a reasonable deal.

Just keep doing the homework like you already are, form a clear plan, and think of any question that might come up so you can have the answer when the time comes.

I wouldn’t spend more than 25% of your income on rent or a mortgage pmt. math is still math.

Not everyone sells because it's a failing endeavor so be sure to review and do your homework to see if it can work for your strategies and goals.
