As far as presenting it, you'd want to highlight the facts that are important to investors.Purchase priceHow much work is needed and estimated costWhat is the fully rehabbed sale priceWhat is the present value market priceWhat could it rent for if it was put on the rental marketBring detailed picturesThink of all the questions you'd have if you were considering buying it. 

If you’re not looking to buy them and you’re trying to do arbitrage that’s not a good job you’re better off at the job you have..... etc. just food for thought.
