Interested in wholesaling a house/or finding an investor who will

I would like to help a seller who would like me to and wholesale their house.  I know a bit about it. I am a realtor, and have some investors that I have presented it to. I would like to cast a wider net and am thinking about going to an investor meetup.  Just would like some insight on how to present it at a meetup.  What do I need to know?  I am willing to read (well of course. I have to read the posts lol) I mean if there is a book, or article that might help.  Thanks.
