The second issue with the central heat was not caught at all during the inspection, and peidmont says as is it would be releasing carbon monoxide into my house if he turned it on.

If the place is on boiler heat you are getting slammed with large bge bills in the winter. 

I keep a new water heater in a box in one of my properties in case I need to replace one on a holiday or the plumbing supply place is out.Regular maintenance items are furnace filters, seasonal activations of basement/crawlspace heating, distributing salt buckets, and gutter cleaning. 

I need to train her on what is expected- I believe setting clear expectations upfront is important in any deal- bad on me, I missed this element, will make it good now.
