If the FED stays with their stance to raise FED funds rate in March and have 7 total hikes this year, I would project we would see a yield curve inversion.

Not all properties pre-1978 have lead paint.What the EPA rules require is that you test and have a certificate showing no lead is present.For your offers though more times than not home before 1978 will have it so always include with a lower offer and if it's not there it is a bonus.Many investors believe the FEDS don't have the manpower to enforce the new EPA rules so they will chance it.Recently in Georgia the EPA is handing regulation over to the state as they can manage it better on the local level.This means more enforcement and fines.If you are in compliance there is nothing to worry about.

The protection is great as an LLC, but if you are flipping houses with the LLC the IRS looks at it as a business and you get taxed at the state and fed income rates (brackets you fall within), a payroll tax at 15.3%, if the company is making over $113,700 a year it get's taxed an additional 2.3% medi-cal, and any employee making over $200,000 gets taxed at .9% for medi-cal.

@Shane CraigWe like to say if it doesn't cash flow, let the grass grow.You need cash flow to pay the bills and put money in your pocket, but you do make the majority of your profits from an exit, whether that's refi or saleIf you need to build up your net worth to repurpose the equity into another deal, then I would buy a deal with nice cap appreciation.

Your aim to pay off the property in 10 year or even 15 years is unrealistic, at least if you expect to pay it off from cash flow.If, on the other hand, you invest in properties that do perform, you can actually get them paid off with a 15-year financing, especially if you're not planning to consume any of the cash flow they might produce and feed it into the financing.Just to be clear, I am not recommending paying off the houses you purchase, but if you really feel you need to, investing in well-performing proteins, instead of a location where you know you will not get good performance.I'll be happy to help if you like
