Before you sign up and pay for your licensing course, identify and interview 2-3 brokers, where you might wish to hang your license once you get it, so that your eyes are wide open to the costs and the issues - high/low, good or bad. 

I'd inspect every unit (yes he or she will roll their eyes).

I have family back in TX, so I might go back to that area to invest so I'll have eyes on my properties if I invest in their area. 

One that works specifically in your property type (multifamily in this case) will have their eyes and ears on the market.

Layman's way of saying all that might be "beauty is in the eye of the beholder" or maybe "one mans trash is another man's treasure".

Didn't see landlording as a business, rented to a "friend", no tenant screening, didn't keep a close eye on what was going on there, etc.
