No one is ever 100% covered, but you want to cover what you feel most vulerable. 

RUBS sounds like it's worth learning more about, but as far as I've ever known, all Cook county landlords pay for water.

Maybe at the 5 month time show them a few affordable choices and let them go ahead and pick.Be sure to follow through with what ever time frame you give them.

So 100% of all the funky claims you could ever come up with are covered, unless they are specifically listed as Exclusions.If the premium is identical, you always go with Special/All Perils

This ended up being harder than I originally expected due to a number of factors, but probably the biggest one was that I had built my business up so quickly and had completed so many properties before I ever filed my business' first tax return.
