Seems like you have a bright future in front of you, I have no doubt you can have a successful career in real estate if you want it bad enough.

I doubt your lender would allow you to buy the home if the family will remain as I believe there are loan guidelines that may prevent it, but that may just be for relatives? 

I highly doubt that putting in new carpet and repainting the unit will increase your equity in the home by 50k.

My numbers are assuming you can insure a triplex for only $700 per year and the property tax is only $1200 per year and I doubt it will be that low.

Buy it and move it to a piece of land somewhere, but in all honesty while this is possible, I doubt that this is wise.

@Kelli Vickrey  I doubt she spent thousands of dollars on plants at a place she's renting. 

I sincerely doubt, based on many posts I’ve read, that it is happenening that way.  

Yes they will see a short term lift from pulling these levers but if they look closely at volume and mix I have no doubt they will lose share and host loyalty in the long term.I use both apps regularly. 

After repairs the prop could rent for $2k.I doubt ill be able to add a bedroom. 

Besides for a small cement parking area next to the building, about 70% of the remaining land is basically just an abandoned overgrown back yard.
