Not sure if the lending company would deny if their is a clause in place. 

Most S8 voucher amounts INCLUDE utilities, which a landlord of a SFR should NEVER include, otherwise tenants will abuse the utilities.So, taking an educated gess the S8 tenants interested in your Class rental are comparing your asking rent to their gross voucher amount and HOPING they can rent it.OR - the rent amount you're asking it too low.

If something gets broken or there is an accident on the property during such an event and you don't have the "event coverage"  it is extremely likely that your insurance carrier will deny coverage.  

She did not provide any more information about how much is in the account, but I'm wondering if I should inquire any more information about the account or if I should just deny the application. 

Most insurance companies do a great job delaying or denying claims until you involve a professional or file it correctly.

She doesn’t just flat out deny, she will make suggestions on how my buyer can come back for an approval, she rarely just lets a deal die, she will go above and beyond to find a solution, she’s always willing to educate.

I don't know that I'm fully believing what I'm being told and looking for someone with some experience in this to confirm or deny this as true. 

I know from an agent in the Windham area that people have tried to get permits for tiny homes and have been denied.
