@Beau F Borinstein Generally speaking there are 2 main types of loans for investors: “Conventional” and “Portfolio”Conventional - I'll define these as loans that come from Fannie Mae and Freddie Mac (if you recognize those names).

Can someone define what that means?

In my personal experience form switching carriers on my residence, they send a local person to evaluate the property, mainly by taking a defined set of photos.

I suggest first defining what sort of deal and market you want to invest in.

I actually grew up in Louisville and was there for 15+yrs, so I'm familiar with the area if you have any questions :) But you're def in the right place to start your journey.

Thank you again, this really defines some steps for me to take for my future and cleared up some uncertainties.

I find it best when a person really thinks about this big picture, and define where in the whole eco-system of things they best fit, because with some structuring of operation one can greatly help themselves out.

@Ward Hubbell, please define "chase him down for his rent".
