I've got a nice 3/2 house 2 car in a Charlotte suburb just over the border in South Carolina that I've consistently rented out for the last 10 years.  

It was a fun car but the extra insurance and monthly payments made it hard to do much else as a 22 year old.   

Then he would follow them out to their car and open the door for them.

@Mark Ferguson  really should  check out the Tesla  .. i have owned pretty much every car on the planet and this is the neatest car I have ever owned.. 

It has a total of 4 bedrooms and 3 full baths and a 2 car attached garage.

It is great in the summertime when we can jump in the car and be at the beach in less than a half-hour, but that same lake can bring untold amounts of lake effect snow in the winter.

If college kids have cars, they would go towards the Crossgates/Colonie mall area or Western Ave.

I don't see myself injuring someone in a car accident being that I don't even own a car) so is the headache and cost of an LLC or living trust worth it in and owner-occupied multi-unit scenario? 

South was spraying more foam than the rest of the installers combined and he shipped it in on rail cars.
