Next try to get in the routine of watching and reading things about the field you are looking to get into and learn as much as possible.

Obviously I've learned my lesson and know to watch out for this in the future.

Watch what others are doing and start playing around with some deal analysis just to get an idea of all the miscellaneous costs that occur when buying and selling.Best of luck to you Rick!

I've been getting into the habit of watching podcasts & reading blog posts on a regular basis.I'm still very green and it won't be a for a few years before I actually decide to start my real estate investing journey.  

This would require you to purchase the house for at least the amount of the loan and when you do this it cover the amount she is behind.A short sale would be buying it for less than what she owes and this would require the bank's approval.I maybe off base here so I'll watch for the experts to chime in.I think additional information such as what her loan amount is and the value of the house we helpful.  

I have done a lot of reading and watched many of the podcasts and webinars.

@Thesda McIvor, I just joined this week myself, after about a month of watching the podcast YouTube videos from a recommendation of a friend.  

Also watch/listen to podcasts, read the blogs and hang out in the forums to see what other investors are talking about.

Ive written down my why(s) and have recently just finished the introduction videos and am now watching the podcasts.
