Typically, you have to find out who's name the mortgage is in (presumably the current owner) and have them sign an authorization to release information.

FCRA gives you the authority to obtain/review the info, if you meet the criteria.

Also some tax offices work in conjunction with a Land Bank Authority.

Aloha,In large part it depends on local law, and, most importantly, your management contract, as well as the actual written rental agreement that is the subject of the issue.In general, a legitimate, locally licensed (assuming this is necessary) Property Manager's contract will identify them as your "agent" (this is a legal term that carries certain authority and responsibility), and as such would name their company as "landlord" on the rental agreement, allowing them to process the eviction based on local law.

The IRA owns the LLC, but you can be the non-owner manager of the LLC and have signing authority.

You may want to tabulate these emails you reference to determine which ones you want to give your PMC the authority to handle without contacting you.

I'm fairly sure there is a housing authority or similar agency where renters can submit complaints in every community so I really see this as an unnecessary burden to landlords.
