With Property Management - Who evicts?
This is my first time having a property manager. Looks like a tenant needs evicted that they booked into the house. Who does the evictions? I thought they would, but they are having me sign the Notice to Quit (and I assume later the eviction paperwork). So I assume if it gets to a court situation I would have to show up, and not them? I haven't signed it yet. I'm just wondering who usually deals with the eviction when you have a property manager.
(And can property managers do cash for keys? They haven't suggested that, but that sounds like a better place to start.)
And yes, I'll be talking with them, and clear up all the assumptions, but want to go into the conversation knowing what is normal and expected from others who use Property Managers. (ie if Property Managers never normally handle evictions, that will change how I ask these questions to them.) THANKS!!!!

Can they do cash for keys? Sure, if you like rewarding bad behavior. Cash for keys should be an absolute last resort and only in certain situations/markets. I've never, ever paid a tenant to leave.
When a tenant stops paying rent, they know they won't stand a change in court. If you start the eviction process, most of them will leave. You should start the eviction process. Keep all communication professional and in writing. If your PM is worth their fee, they will take the lead on this and proactively keep you informed. Of course, the most likely scenario is that they aren't experienced and will try to involve you so they don't have to take responsibility for anything.
