Must I disclose that I am a non-practicing Real Estate Agent (I currently do not belong to a brokerage) on my lease?

Bottom line is this: with Texas LLC (Texas Sec of State provides an on line FILL IN the blanks form ) it cost $350 to form the series LLC, there are NO annual fees, and only one “information report” (single 1/2 page verifying agent, manager and address) to file every year.

I've got an agent who sends me deals, some of which are off-market, contractors who can do the work, a hard-money lender who seems to offer good terms, and a property management team I trust.

Firstly, start with your states laws regarding Broker/Agent communication.

OK from me someone who has been funding cash flow props in the mid west and specifically Ohio for a few decades.. 50k houses are in the worst neighborhoods of any city in Ohio and cant be fully turn key.. other than some very small little rural towns this might work.. but if its any of the bigger MSA's  Cleveland Cinncy Columbus ( here come the Columbus agents :) who in my mind pretty straight shooters) Dayton Toledo etc..

For example, if the seller and their agent agreed upon a total commission of 6%, that 6% can be split evenly 3% to the listing agent and 3% to the buyer’s agent.
