As Josh stated, it is quite apparent you were dissatisfied, but please remember, this was a trial run and teh first of its kind set up.

Not many people IRL care to hear about your real estate adventures, trials and tribulations so it's awesome to have a forum like this where people not only listen to what you have to say but are genuinely interested as well. 

I will try to grab the copy of what we used on our last mailing off vista, but I plan to do another 5-6 mailings and I'm sure I will stumble upon what works best from trial and error.

I signed up for the free 30 day trial of qbo last night and I saw the option to import your desktop file.

Their responses were all some variation of "this is how it is now." 

That might get you the least amount of room-to-room variation, without having to break the budget for a ton of new vinyl flooring.

Make sure your deals have enough wiggle room to account for variations in the market. 

I understand experienced investors often take on much bigger rehabs but this project has been a trial by fire for me.We managed to complete most of the exterior work before the snow set in.

There is a few out there who are backstabbers and thieves so watch out and be careful.One variation of that is called "reverse wholesaling" where you talk to buyers first and find out what they are looking for then go look.
