Looking for a way to generate a lead in podio and automate the contract process all the way through emailing it out to seller or listing agent. 

And there are a lot who argue the internet provides better quality leads.

All of that leads me here.

Unless you have a property in a must-have location those leads will be gone. 

Most people would lead you to believe that the cap rate of a property gives a snapshot determination of the performance of a particular investment.

If one does give you their access they'd be risking a violation, and subsequently, their license.

However, based on the fact that their kids are in a school where they are happy, the low inventory of houses in our area, and the fact that many landlords don't allow pets, leads me to think they will be long-term tenants, which is what I'm looking for.  

I don’t know what causes the concrete blocks (walls of the house) to crack like that and am worried about an underlying issue that will lead to expensive structural problems that I will be liable for if I purchase.

Find someone who can lead you in the right path and then just go for it.
