Is it worth the time to have my agent draw up an offer to submit for $60,000?

I am looking for landlord software suggestions to collect rent, screen tenants, create leases, track maintenance expenses etc.

(software, phones, office etc).  

- HUD offers are submitted to www.hudhomestore.com by your Real Estate Agent.- They collect offers and review them all on the Final Bid date.- If none of the offers meet the asking price, they may accept, reject counter your offer.- It is not an auction, and you will not see other bids.

Full disclosure - since I was so angry at all the $$$ thousands of dollars in course slingers out there, we do now sell a product that has all my systems, forms, contracts, marketing pieces, software, motivational audio, interviews with local attorneys, etc... it's under $500.  

I don't get emotional about real estate, but I tend to wrestle them until they submit.

One additional consideration that no one raised....for anyone using online payments like Cozy....I recently had a tenant that submitted his payment.
