Out of pure curiosity do you have any background of the crime as to why he felt the need to murder someone because I guess that could sway my decision but it has to be pretty severe to be convicted of murder vs. getting it dropped to manslaughter. 

I would also suggest looking at the property the same way you would if you were buying it as a pure investment property.

I currently have just one syndication in mind and that was purely by chance when I was listening to a podcast. 

A pure investment home usually takes a 20% cash down payment... and the more you put down, the better your rate gets.  

While I live in the unit for free, we are generating a 20%+ "pure" cash flow return, which is net of all expenses and reserve allocations.

@Alexander SziklaHi Alexander, It's possible that eventually i'll look to house hack, but for now,With what I invest in, I don't need a property mgr, I resell the property with owner financing and I become the bank, no need for repairs the buyer is responsible , it's purely cash flow for me.

On the other hand, you have zero $ in the game, each dollar cash flow is pure profit - that is excellent but needs to be in relation to the risk. 

If you're aiming to house-hack a primary residence or purely buy an investment property consider the other wealth building pillars of RE.

Since you installed the drain tile, you might as well get a battery back up for the sump pump.  

In my opinion, the inspection itself is purely a money grab for the City if not for the excessive fee of the inspection but also the pulling of permits to follow to fix the violations.
