Look for Rescues close to your property for the pups.... work with the owner to have the pups once they are done nursing and weaned  , released to the rescue.... donate a tax deductable donation to be sure the pups are taken care of properly,and they hopefully will have room for your  tenants pups!...

A property cannot be properly inspected without utilities on, especially up there since drainage can actually freeze.

Later on they had consulted an exterminator in Fairfield, where the experts had used the natural pesticides with proper amount, and they had eliminated the fleas safely and properly.

But what I lost most on, was my time to be productive in other areas. 

Did they give proper notice before leaving?

One of the tenants has not paid April rent, and the landlord has given proper notices and just filed paperwork at the courthouse.

Or, is there some distant cousin that's going to show up with a valid claim that they had some ownership and were not properly compensated? 

As used herein, "preservation improvements" shall mean improvements made to preserve the property by properly keeping it in repair for its proper and reasonable use, having due regard for the kind and character of the property at the time of sale…My guess would be no, but I'm not sure.
