It has been a few months since I have been in the area, but I would say that your best bet for a cash flowing property would be heading towards Hermitage on Route 70 or south of I40 heading towards Gladeville.

Your best bet, as I see it, would be to live there and purchase another property as a rental, or sell and move into something more suited for a rental/house hack.

The seller is refusing to supply the trust as he feels it's private information and he has the deed to the home so nothing else should be needed to sell.

It has private backyard, garage and privacy but lack amenities covered by townhouses. 

I am assuming the house is not in a great neighborhood.However, if he is not in a rush, I bet you can find a buyer in 150-185 range because it is still a cheap investment for out of state investors.Your main problem, you will need a cash buyer.
