Purchasing an Estate
We have a home under contract to which the seller has already taken possession of the home and owns the home free and clear, having the deed in his possession. In order to clear title the title company wants a minimum to see a summary of the trust, to ensure the trustee has power to sell and who trustees and beneficiaries are. The seller is refusing to supply the trust as he feels it's private information and he has the deed to the home so nothing else should be needed to sell. Does anyone know of a work around or is every title company going to require the same documents?
