Hi, we own a home with a two bedroom one bath apartment down stairs with a separate entrance and it’s own large outdoor yard.  

The house is roughly 4000 ft.² it has an updated outdoor kitchen patio deck and a stone fence wall in the front.

What matters is how the indoors compares to the outdoors in the amount and type of spores detected.

I went to the property on the 5th to find that she left some valuable items and property keys but removed clothing, furniture and other items.

If I were doing rental arbitrage, I would make sure I was making money post depreciation(of furniture/ appliances) and that the return after that was removed reasonably exceeded what other passive investments would generate.

You will be on the hook for covering some expenses though to attract renters, e.g. furniture, internet, tv, etc.

It's turned into the community dumpster and people keep leaving furniture beside it, which the trash company won't take.

The cash on cash is impacted by the furniture.

With all the new furniture and turnover cleanings, we figured MTR needs to be at $4000 a month, including utilities for it to be worthwhile to us.
