If you're able to, start networking at local Milwaukee real estate meetups---this is the very best education and inspiration that you will ever find--I started real estate by signing up for a guru program but by far, my best education came from speaking to other active local investors who are actually doing deals or have built financial freedom---the nationwide guru program only taught about flips and rentals but there are so many different strategies that locals have and are successfully doing.

The best thing to do is to take the knowledge you learn here, on podcast, and in books, and supplement it with going to local real estate investing meetups as much as possible.

And Name the property with a custom website like LasVegasFarmhouse.com or something - When people start to tag your property's backyard on IG, because it has it's own page that you put up a flyer in the unit to notify them. this is free marketing and word of mouth that will drive in new revenue.

I would call some local leasing brokers in your area before you have any non-refundable earnest money to get an idea of the tenant demand for something like this and if you are new to retail leasing/investments I would highly recommend you hire one of those brokers to negotiate the lease for you.

No matter what you do, there will be a good amount of manual work since it is multiple LLCs.Best way to go about doing this is having the PO# tie to a property and/or the name of the LLC.
