@Brandon Swartwood Crowdfunding websites seem to be the rage but most developers are still finding that they do not (or can not depending on the platform) be relied upon to fund a major portion of the capital stack.

You did not include anything for CapEx (5% to 10%) depending on the current condition and life expectancy of all major components and appliances.  

I also heard just hang out in a department in one of the big box stores and watch what materials they pick up and maybe you can strike up a conversation to see if they can help you.
