So basically if I’m understanding you correctly, your saying a way I could potentially use my equity is as the down payment on a BRRRR as long as it’s ARV was large enough to get my HELOC money back after refinancing?

The proven additional cashflow may compensate for that a bit but that will be largely priced in and you may even need to discount the cap rate at sale. 

You can also partner with a consultant who can get your clients their own websites as long as you're managing them. 

Keep in mind though these folks have very large portfolios and are adding 2 to 5 props a month to them.

Get renters out of their neighborhoods and back in to large apartments owned by large companies where they belong.

I may look into converting it into a multi family  Convert, or take out some walls and have 4 large bedrooms.

Rent for POH x2 is 450/month4th unit empty and needs large renovation ($8k or so) or drug off.

You're probably better off finding a shop that really knows and excels at all of the products you seek...not just one.

Every employee at Amazon and many large tech companies are paid in a similar manner.
