At best, the magistrate will refuse to add the late fee to your judgement; at worst, if you add that $150 fee to the tenants Amount Due, the magistrate might not evict.Good luck.

I live in the desert, and I literally never have to clean my solar panels, it rains a couple times a year and that is plenty cleaning to keep them running efficiently.

Sounds like a win win, but a hydraulic line blowing on equipment and dumping a few gallons of oil on the ground and a light rain to run it down the street can turn a couple easy bucks into a head ache if wasn't addressed beforehand.Best of luck!

As far as clean I think it is a judgement call but timely removal of trash and dishes that don't overflow the sink might be a start.

I also make a point of trying to view properties when there is rain so I can see whether the rain penetrates the basement and to what extent the penetration is.
