Consistency is the key if you want to make it part or full time. 

You must be consistent to avoid any thoughts of discrimination by applicants.I have a scoring sheet that I follow and give points to each person based on income, years at job, credit history, years at previous residence, on time for showing, if application is complete filled in etc.

Currently the kitchen has hardwoods and the living room is carpet so there is a break 3 feet off the island.

We currently run a direct mail campaign over 6 months consisting of 6 different letters sent out 1 per month to each lead.  

@Bob Bowling consistent positive cash flow year after year and low vacancy rates for a 10, 15 or 20 year buy/hold that will be paid for by tenants.....I'll take that deal all day long.  

Style wise the bathroom looks good, I like its best to keep the style consistent. 

By law there, if you live off island, you have to have a representative on island.
