In this case, the CAP rate is lowered only to the buyer...again, only if you plan on selling.No...the CAP rate stays the same to you if you don't sell it, since you already bought it...and the Value of the property (denominator in the CAP Rate equation) doesn't change...unless you have to pay the seller you bought the property from more if the value goes up.Maybe...now, if the Value does go up, and you want to keep the property at the same CAP rate, you have an "invitation" to raise the rents, thus raising the income and maintaining the current CAP rate.
