You can find 8 - 10 percent annual appreciation in the midwest, too, but those areas rarely have meaningful margins of cash flow, and finding that level of annual appreciation in fly-over land is unicorn territory in and of itself, even without cash flow.

Unfortunately just saying "I'm a house-hacker and want to buy more property using an owner-occupied loan" is not an answer that will fly all buy itself. 

I would also arrange with HVAC company to check unit if it is a central unit since the primary claim is no heat, here that is an emergency but FL I don't know.

I still like the old fashion way just so you can see how the numbers move a little better, but the calculators on BP are a great tool and you can fly through analyzing deals in minutes a piece.Bryan
