But when I say full gut and rehab I'm talking: taring everything down to the studs, updating plumbing and electrical throughout, probably upgrading the panel, adding duct work for heating and cooling, new mechanicals (boiler, A/C, etc) , hardwood floors, new kitchen, new dry wall and insulation, paint, finish work, etc.

These are things like: talking to people, getting over the fear of the phone, hard work , taking risks and betting it all, handling failure and rejection, perseverance, and picking yourself up off the floor, dusting yourself off and doing it all over again.

The option that we both agree would be best for us would be to use the VA loan to buy a home that has a finished basement, detached guest house, or in law suite that would include a separate entrance, a bedroom, bathroom, and kitchen etc. so that we could rent out that space and essentially have them help us pay off our mortgage and build equity.
