I love the seller financing model because if the property is owned free and clear, there are no banks you need to deal with and for the sellers they will receive more than the negotiated purchase price once factoring in the interest payments and they can defer having to pay the capital gains.

Ease of tracking expenses for me and accountants is the other major factor for me on the software.I'm hoping some experienced voices could provide a sanity check, but if we can thread the needle financially this would be a win-win-win at a time when money is only getting more expensive.

I have assumed their leases and added an addendum that includes a few items (no auto renewal, new payment address, etc… ) which I am planning on asking them to sign.I sent non-renewal letters about a week after closing (early April), which gives them way beyond the 30 days' notice.
