How often does the IRS actually exercise their option to buy?

@Kevin Settle I don't have the crystal ball but can rely on accurate data to make investment or home buying decisions.

Does that mean you run the risk of needing to cover the expense with non-IRA money which would then cause the entire exercise to become taxable with penalties?

Once you get the ball rolling more opportunities will begin to present themselves.

Scenarios: 1) If I throw the ball on them with my labs (puppies: 9 months and 24 months old) - they slide all over the floor and it's not phased 3) vacuuming with shop vacuum, mopping up after using shop vac (I believe particles vacuum did not collect), moving washer/dryer (doing it carefully), etc it seems to scratch very easily.

4) Tenants suck and you will eventually want to take a ball bat to even the "best" ones.Have fun !

I am not sure if it's worth the time, the neighbors might play hard ball and sell it for a golden goose.
