Looking to buy a house in Colorado, have a few questions...

Hello all,

I'm looking to buy a house soon.  I live in Loveland, which unfortunately is a bad place (along  with the rest of the front range it seems) to be buying right now due to the sky high housing market.  I'm a first time home buyer, and am looking to buy to either live in, rent out, or flip, depending on house.

I'm hoping some of the experienced realtors and investors could offer some advice/opinions on the housing market.  Are we in a bubble that's getting ready to pop and drop housing prices, or are they just going to continue to rise due to the massive influx of people moving here?  I'm just undecided if I should continue waiting for the market to go down, or start seriously hunting for deals that I could buy in the near future.

I'm also looking into learning the ropes of becoming a real estate investor.  But that's a different story.  Any input would be much appreciated!!

I have posted a number of times on this topic. I think this is the one @Travis Sperr is talking about. Here is another one that that speaks to rents. Here is one that covers interest rates.

As I said before the risk I see in Denver is interest rates and that is a risk for investors in any market. The net influx of new people coupled with the limited availability of lower priced homes and rental units make the future bright for investors.
