The way I see it, a Buyer could put the cheap flooring down, fresh paint and could flip it for a fast and easy profit OR just rent it out.

Property values are still pretty cheap but it is the fastest appreciating zip code in the area.  

So I've been seeking a flip property here in NWA and I'm having trouble with finding a cheap property that I can actually make a profit on.

This is generally the agent who has a lot of little CHEAP homes for sale.  

Materials aren't cheap. 15k for the whole job isn't an unusual rate in Boston, I am sure he is making a fair profit.I'd be careful firing him at this stage of the rebuild, especially if he's performed according to the contract you both signed.

Are these events typically oversaturated with buyers looking for a cheap deal?

A good deal is any property you can get that will be cheap enough to make the numbers work.

I see why I need to stop working for landlords and become one.Daily workers I work for a landlord(when his cheap contractors can't fix it) that has one of those he does great fast work for $175/day. 

I bought an old house that is in extremely poor shape a couple months ago on mills mill for dirt cheap.
