As @Wayne Brooks stated above, It's well worth a hundred bucks or so to pay for a title search to get a complete & accurate picture - especially before you drop $30k on an auction bid!

Like your kids always get Christmas gifts, you don't have to wonder how to tell your wife you have less then a hundred bucks to your name, etc.

I'd contact one who specializes in real estate law and spend a few hundred dollars for an hour of their time. 

The tax implications could have been tens of thousands of dollars, or maybe more than a hundred thousand dollars.Sellers don't always do everything possible to help escrows close faster and many sellers fail to produce documents and get repairs completed as fast as they could.

@Kyle Mccaw, who manages hundreds and hundreds of properties, might be able to comment on rental prices a bit better.  

Many may have a conference you can go to for a few hundred $ before you jump into the $25,000-$50,000 upsell.

$5,000 - remove wall$1,000 - paint kitchen cabinets$3,000 - paint $1,000 - remove paneling, repair drywall$1,000 - new light fixtures and bathroom fixtures$2,000 - new countertops$2,000 - new appliances$6,000 - new flooring (laminate, carpet, tile)$1,000 - new garage door$1,000- paint siding$3,000 - contingencyTOTAL Rehab - $31,000Those are just things that are obvious from the pictures.

I may have missed a few hundred to a few thousand dollars for repairs in my calculation over the entire time I lived in each house but a few thousand dollars wouldn’t have change the scenarios outcome sufficiently enough to have changed whether the home ended up being an asset or a liability.
