As @Wayne Brooks stated above, It's well worth a hundred bucks or so to pay for a title search to get a complete & accurate picture - especially before you drop $30k on an auction bid!

The tax implications could have been tens of thousands of dollars, or maybe more than a hundred thousand dollars.Sellers don't always do everything possible to help escrows close faster and many sellers fail to produce documents and get repairs completed as fast as they could.

I may have missed a few hundred to a few thousand dollars for repairs in my calculation over the entire time I lived in each house but a few thousand dollars wouldn’t have change the scenarios outcome sufficiently enough to have changed whether the home ended up being an asset or a liability.
