You can use the form on the back of the “Notice of Appraised Value” that you received from the appraisal district, since it already has your account information printed on it.

I would suggest going on MN Atty Generals site and looking up Landlord & Tenant Rights and Responsibilities, and leaving that whole thing when visit but a t minimum having a print-out of the portion related to the actions your doing. 

Print out comparable properties on Zillow and hand them out when you 'request'  a higher rent amount.

If so they will probably require engineered prints.  

Also the current administration is printing mad amounts of money to spend or give away.

If you can print out a dated text/email showing that you gave the tenant notice within 30 days and followed it up with a written list, that may help.

Print out 3 copies (one for you, the judge and the tenant) of everything to take with you to court.Write down everything as you remember it happening.

Print out the tenant landlord laws for your state if you haven't already.
