Especially in today's market, it will be tough to win with an offer without a proof of funds or preapproval letter.

But you do need to inform them of the change or better yet have the current manager send a letter informing the tenants of the change and then the new manager follows up with their own letter and you do nothing : )   Your managers should know how to handle this. 

If it's something like 40 miles plus then the underwriter will probably ask for a letter of explanation to determine how it's realistic that you are going to live in the property and commute everyday. 

You can collect rent directly into your bank account, block partial payments, automate reminders, etc. 

So I was trying to go from mixed-use to residential- and that was blocked.    

People looked at riots and businesses burning and protestors blocking freeways and deciding that making $40K less a year but having safety and 3 minutes to work was worth it. 

I read your letter @John Larson and then scrolled up to your prior message where you said "lesson learned for sure".But then in your letter you say "Something I would consider in a year, maybe 2". 

The very least you'll have to do would be write a pretty detailed life letter explaining why you're trying to move into an apartment.
