The surfaces are easy to clean.

I did prep it as you would cement, I made forms covered with plastic so it would not stick to the forms and I C clamped them in place to create a smooth surface under the counter.

On the other hand “tenant proofing” to minimize damage is important, like a solid surface Wilsonart or Formica.

We've encountered heavy traffic going north from Mission Viejo to that location, so now know to use 241 and then surface streets, not I-5.

A neighbor is paying taxes on 3 acres in flood zone adjoining my land.

I am not saying this is a for sure terrible investment but on the surface it does not look like a very solid location for the new turnkey buyer to start.

the downstairs is a mishmosh of surfaces and we plan to laminate over them..My first issue is obviously cost... the cost to refinish them vs the carpet... 

. $35-50k will buy you a rehab project, ones in better condition will go from $70-$90k.There are now 2 abandoned properties on my street, adjoining each other.
